Cancellation Policies
No Visa No Pay
To request to cancel your booking outside of the cooling period, prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet any of the following criteria: Your application for a visa has been declined. If you meet the above Cancellation Criteria and can provide management with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, the accommodation will refund all rent/s and deposits.

If you meet the above Cancellation Criteria and can provide management with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, the accommodation will refund all rent/s and deposits. Your application for a visa has been declined. If you meet the above Cancellation Criteria and can provide management with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, the accommodation will refund all rent/s and deposits.
Cancellation & Replacement Tenant Policy
1) Before Rent due date: Find a replacement tenant or Need Uni Rejection Letter/ Visa Fail Letter with the official signature from Uni or Home office within 7 days. 2) After the rent due date, before the contract start date: Need to find a replacement tenant to generate the refund(If Paid), And need a Uni Rejection Letter/ Visa Fail Letter with the official signature from Uni or Home office. The replacement tenant's start date(take-over date) and rental period should remain the same as before. 3) After the contract start date: Need to find a replacement tenant to generate the refund. And need Uni Rejection Letter/ Visa Fail Letter with the official signature from Uni or Home office. The refund amount should be re-calculated. Refund re-calculate Sample: student with 1st Sept start and ends on 1st August. Cancel after the start date, they need to find replacement tenants + provide a rejection letter. The takeover student wants to move in on 1st Oct start, end on 1st August. We need to charge the pre-student rent from 1st Sept to 30th Sept, generating a refund from 1st Oct to 1st August. 4) 14 days After the contract start date student has not paid the rent and no reply(No show): The landlord has the right to cancel the order and let the room again. (Based on the term 12.1 in our contract template)
Cooling Off Period
Unless the tenancy has already started the Tenant may cancel their Tenancy Agreement (by giving the Landlord written notice of cancellation) at any time during the 14 days (the Initial Cancellation Period) after completing the booking process up until the 1st August. After the 1st August before the start of the relevant academic year the 14 day cooling off period becomes 7 days. If the Tenant cancels the Tenancy Agreement in these circumstances the Landlord will make no charge and will return the Deposit in full to the Tenant. If the tenancy has started the Tenant has no right to cancel the Tenancy Agreement. If the Tenancy has started or if the Initial Cancellation Period has already passed and the Tenant asks to be moved to a different room, the Tenant has no right to cancel the tenancy agreement for the replacement room. 2) After the rent due date, before the contract start date: Need to find a replacement tenant to generate the refund(If Paid), And need a Uni Rejection Letter/ Visa Fail Letter with the official signature from Uni or Home office. Booking fees
There are no booking fees/holding fees associated with this property. To book the room you would pay deposit which is refundable at the end of your stay.

This property accepts the following payment plans: 1 or 3 and 10 instalments. You are able to do 10 instalments if you are on a scholarship or can prove a monthly income.
